1 - Summary

These terms and conditions apply to all guests of Rose Cottage, where no other or contradictory conditions are stipulated by the hotel owner itself.

2 - Bookings

Guests may book in advance. Bookings are subject to availability. The owners retain the right to refuse bookings. Payment is normally due on departure, however the hotel owner retains the right to request a deposit or payment in full from the guest at the time of booking or on arrival.

3 - Arrival and departure times
Check in for guests is from 3 pm through 8 pm. In cases where a guest does not arrive before 8 pm and has not informed the hotel of a late arrival time, the hotel retains the right to give the room away. Guests are requested to vacate their rooms and pay their outstanding balance by 10.30 am on their day of departure unless agreed previously with the owners, such agreement needs to be in writing. The hotel retains the right to charge for a further night's accommodation in cases of late departure or payment of the bill.

4 - Prices
All prices are current room rates and can be requested directly from the hotel. Prices for extras are available at the hotel or can be requested directly.

5 - Payment
The owners reserve the right to request a deposit prior to - or upon arrival at Rose Cottage. All final bills must be settled at the latest upon departure.

6 - Cancellation
Bedroom cancellation policy: Cancellations charges apply. Please ask for specific details at the time of booking.

7 - Right to refuse entry
The owner retains the right to refuse a guest entry if the management is led to believe that the guest is under the influence of alcohol or drugs, is inappropriately dressed or behaves in a threatening, disturbing or otherwise unacceptable manner on arrival

8 - Disturbances
The owner retains the right to ask a guest to leave should the guest disturb the peace, or annoy or insult any guests or hotel staff, or behave in any other way deemed unacceptable by the owner.

9 - Hotel conditions
Guests are asked to abide by owners conditions, in particular any health and safety rules and legal registration requirements. Guests may only consume meals and drinks not purchased at the hotel upon seeking specific permission by the owners. Pets are unfortunately not allowed.

10 - Valuables
As we have no safe available, Guests are required to ensure their own safegard for such valuable items. Owners accept no responsibility.

11 - Loss, responsibility
Guests must inform owners immediately of any loss of or damage to their property, and must support the owners in reporting such incidents to the police. The owners are in no way responsible for the loss of or damage to guests' property, which occurs as a result of inappropriate or irresponsible behaviour by the guest, or where the guest has used unnecessary force, or in situations where the guest is responsible for the property. 

Guests are not permitted to enter areas of the hotel that are deemed as closed to the public. The hotel is not responsible for death, injuries or illness, or loss of or damage to property of guests that may occur while in non-permitted areas.

The hotel will only cover for loss of or damage to guests' property that may be damaged or stolen as a result of gross negligence on the part of the owners. This will be dealt with on a case by case basis. 

These terms and conditions are laid out according to British law, any disagreements arising as a result of this contract are subject to British law.

Guests will be held responsible for any loss, damage or property or injury that they directly cause.
The hotel is in no way responsible for the loss of or damage to guests' vehicles. Exceptions to this rule will be made where gross negligence or irresponsbile behaviour of the hotel is the direct cause of loss or damage.

In order to avoid confusion, the hotels does not exempt itself from responsibility for personal injuries caused as a result of gross negligence by the hotel.

The hotel will do all in its power to ensure that bookings are made in accordance with these terms and conditions. 

The hotel is in no way responsible for non deliverance with regard to its adherence to the terms and conditions in this contract, in particular when such deliverance or delays is or are a direct result of circumstance outside of the control of the hotel, in particular war, threat of war, civil or political unrest or demonstrations, marches, natural disasters, fire, epidemic outbreaks, storms (threats of or actual), terrorist activity, military activity, government activity, work disputes, acts of God, power cuts, failure of machinery, failure or disruption to services provided by third parties or similar cases which are outside of the control of the owners.
